The team used a web-based SharePoint project portal for project documentation and collaboration, along with Virtual Design and Construction. BIM 360 Glue, a cloud-based BIM management and collaboration product, connected the entire project team and streamlined BIM project workflows from design and preconstruction through construction execution.

The team used the BIM to track building materials, for 3D spatial coordination and conflict resolution, and for 4D scheduling. This translated into real savings for the project by correcting spatial conflicts in a virtual environment before construction began in the field, virtually eliminating the need for field change orders and rework.

The design build team focused the BIM on architectural and structural modeling with steel and precast material tracking to aid the fast track design and construction schedule. A 4D schedule was used to sequence the steel erection. The team also used the model to coordinate site logistics such as crane placements, safe zones for students and workers, and just-in-time delivery of structural materials.

The model provided early visualizations that helped the end users understand exactly what they were getting and allowed them to provide input into the design. For example, an important architectural element was an extended 12’ roof overhang designed to cast shadows along the building facade. Using BIM, the team demonstrated how a streamlined roof line with a 6’ overhang would have a similar aesthetic at a much reduced cost. This one change saved $368,000 and allowed the project to remain within budget without sacrificing design intent or quality.
